What is LEED?

Leadership in Energy and Environmental Design (L.E.E.D) is to the building and construction industry, what “certified organic” is to the food industry.

A third party building certification system of verification that a building or project meets stringent performance metrics. Specifically in the areas of energy savings, water efficiency, carbon dioxide reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.

LEED is an initiative of the US Green Building Council and is administered by the Green Building Certification Institute which measures projects against the approved LEED rating system and provides accreditation accordingly.

The LEED certification process takes into consideration most possible scenarios including; new construction versus renovations, or even LEED certified sustainable neighborhoods. Of course there are too many scenarios to consider in just one short blog. However, speaking in “broad terms”, to be LEED certified a construction project is measured out of a possible 100 base points. Additional points can be added for innovation in some sustainable design area and an additional 4 points for Regional Priority.

Further, there are 4 levels of LEED certification that a building may achieve:

  • LEED Certified – 40 to 49 points
  • LEED Silver – 50 to 59 points
  • LEED Gold – 60 to 69 points
  • LEED Platinum – 80 points and above
